Rifacendosi ai principi di sostenibilità ambientale il progetto razionalizza i servizi e ridefinisce lo skyline dell' area interrando parzialmente gli edifici di maggior impatto sfruttando il declivio naturale del sito e garantendo così un elevato rapporto tra superfici verdi e superfici costruite.
Il grande boulevard pubblico ciclo-pedonale attraversa il parco e ne diventa parte integrante distribuendo le diverse funzioni che si susseguono fino alla marina segnata dalla torre dell' hotel.

The grand boulevard public pedestrian and cycle throughs the park and becomes an integral part by distributing the various functions that follow one another until the sea marked by the tower of the hotel.
